  • In case of plots, a constructed property can be accepted in meritorious cases if the property has been legally declared as Non-Agricultural and is thoroughly fenced with the Bank’s board of mortgage.
  • The maximum allowed age of a Commercial property to be put up for mortgage is 30 years, whereas for Residential property it is 25 years. Properties older than this limit cannot be accepted. It shall be confirmed through valuation report and visit that the construction is of RCC and residual life of the property is longer than loan tenure.
  • Property should be in the form of constructed residential or commercial property with completion certificate from the competent authority.
  • Property can be mortgaged by way of registered mortgage only if all original title deeds as per legal opinion are available.
  • Submission of PDC (Post-Dated Cheque) for interest EMI is compulsory
  • Udyog Aadhar is compulsory for Priority Sector.

  • Two guarantors acceptable to the Bank will have to be provided. However, one guarantor can be accepted after taking into consideration the merit of the proposal
  • Repayment Capacity: Income of the borrower/co-borrower can be considered for assessing the DSCR (Debt Service Coverage Ratio) or Repayment Capacity.

    Repayment burden of other prevailing loans will also have to be considered
  • End Use of Funds: Document showing end use of the funds disbursed must be submitted in addition to undertaking in order to confirm that loan amount will be utilized only for the purpose applied for
